85% of developments which a permit is needed for are 'code' assessable - which means you're almost guaranteed to get a permit if you satisfy the code/s.
Its only for the ~15% of other (impact assessable) developments that Council really has any say - BUT in placed like the Sunshine Coast they usually refuse it unless you know who to construct valid and compelling arguments, as to why they should approve it.
This is not a task for an inexperienced town planner, or one used to code assessable development applications.
