Get permits quicker for less cost 

There are 4 x 'steps' in getting a planning permit:

  1. is it 'assessable development' (i.e., does it need a planning permit and why?).

  2. 'Assessment benchmarks' - identify the decision criteria - and get whatever experts and consultants are needed to get all the information needed to respond to these criteria.

  3. 'Preparing an application' - collate all the information, draft a planning report responding to the assessment criteria, complete application documents, and lodge the application.

  4. 'Post-application' - do whatever needs to be done after lodgement to get an approval as quickly as possible.

This process can be made more complicated if the development is 'impact' assessable rather than 'code' assessable.

The amount of work your town planner does in getting a planning permit can vary depending on (a) the planning (scheme) controls - i.e., zones and overlays, etc., (b) the site's features (slope, vegetation etc,), (c) the type of development, and (d) assessment level (i.e., Code or impact assessable).
